Advanced Options
A Yes selection adds the applicable $100 exchange accommodation fee.
Policy type changes the final title premium after the Zone 3 base rate is calculated.
The first secured payoff triggers a $100 reconveyance charge. Each additional payoff adds $25.
The purchase contract splits the base escrow fee equally. On a VA loan the buyer’s half is rated at the 70% veteran rate first, then moved to the seller’s column.
Premier Title Agency §I.F. Applies to the seller’s own half only and must be requested with proof of status. Select the single best-qualifying status; discounts do not stack.
Required for sale prices above $5,000,000 because the supplied title matrix stops at that amount.
FIRPTA applies to nonresident sellers. It does not apply to U.S. citizens, green-card holders, or anyone who can provide a Certificate of Non-Foreign Status.
Buyer occupancy sets the withholding rate below $1,000,000. A non-occupant buyer means 15% at any price.

FIRPTA withholding is not a cost of sale. It is a prepayment credited against the seller’s U.S. tax liability for the year of sale and is claimed on a U.S. return, which may result in a refund. A reduced-withholding certificate may be available by filing IRS Form 8288-B before closing. Withholding is calculated on the gross sale price, not on the gain. This is not tax advice — confirm with a CPA or qualified intermediary before relying on these figures.
The supplied title matrix ends at $5,000,000. Enter a manual title premium quote under Advanced Options before relying on the final net estimate.
Escrow: the base escrow fee is calculated from the Premier Title Agency Mohave County rate schedule (§IV.A) and split equally between buyer and seller under the purchase contract. Senior and veteran discounts under §I.F attach to a party’s own half when requested with proof of status. On a VA loan the buyer’s half is rated at the 70% veteran rate and then charged to the seller, so the seller pays their own half plus the buyer’s discounted half.
Owner’s title insurance: calculated from the supplied Mohave County Zone 3 BIR tiers, including the $1,000 ceiling rule and selected policy multiplier.
Reconveyance: automatically adds $100 when a loan payoff is entered, plus $25 for each additional secured payoff (§II.J).
1031 exchange: adds $100 only when selected under Advanced Options (§II.R).
FIRPTA: shown only when the seller is a foreign person. Premier Title Agency handles Form 8288 and 8288-A as part of the Basic Escrow Rate and does not publish a separate FIRPTA line item, so no extra fee is added here. The withholding is a prepayment against the seller’s U.S. tax liability, not a cost of sale, so it is shown separately below the net proceeds line.
Property taxes: annual taxes are estimated from the sale price. The seller’s share is prorated from the date taxes are assumed paid through to the closing date, not from January 1. Arizona taxes are billed in two installments, so a closing on or after October 1 assumes the first installment has already been paid through June 30. Title and escrow will use the actual parcel tax and payment status.
Estimates are based on the project’s supplied Mohave County escrow, title-insurance and property-tax calculation rules. Actual fees, negotiated allocations, discounts, taxes, payoff figures and settlement adjustments may differ.
